One Contract for Design, Approvals & Construction
Design and build means one company is responsible for the whole project: the design, the approvals, the construction and the finish. Instead of appointing an architect, then a contractor, then chasing both when something goes wrong, you sign one contract with one price and one programme.
We start by understanding how you want to use the property and what you want to spend. From there we develop the layout and the specification with you, prepare the drawings and submit everything the council, the freeholder and building management need. Because the people designing the work are the same people pricing it, the design is costed as it develops, so there are no surprises when the quotation arrives.
Once the approvals are in place, your project manager runs the site from strip out to handover. Our own joinery workshop makes the kitchens, wardrobes and fitted furniture, and on turnkey projects we furnish the property too, so it is ready to live in or let on the day we hand back the keys.
If you already have an architect or interior designer, we can work with them instead, building to their drawings and coordinating with them on site.

What Our Design & Build Service Includes
-
Design & Drawings
We develop the design with you and prepare the technical drawings that the build and the approvals need. If you already have an architect or interior designer, we build to their drawings, as we did with FAWN on the Cotswolds project.
Case studies Cotswolds, Phillimore Gardens
-
Planning, Listed Building Consent & Licence to Alter
Planning and listed building consent from the council, the Licence to Alter from the freeholder and agreement with building management, all prepared, submitted and granted before work starts. At Queen's Gate, a Grade II listed building, that meant consent for every change to the fabric.
Case studies Queen's Gate, Melbury Court
-
Building Control
Every project is inspected by building control as it progresses and signed off at the end. The completion certificate is issued at handover and stays with the property for any future sale.

-
Quotation & Project Management
Our quantity surveyors prepare a detailed quotation with a full breakdown of cost and programme before anything starts. A dedicated project manager then runs the site, coordinates every trade and keeps you updated through the build.
Case studies Harrow Glazing Project, Al Dimashqi Kensington

Turnkey Furnishing
For clients who want it, we furnish the property too. At Melbury Court we took a dated five bedroom flat to six bedrooms, fully furnished, and all the client had to do was move his clothes in.

Design & Build FAQs
What Is the Difference Between Design & Build & a Normal Refurbishment?
With design and build, one contract covers design, approvals and construction, so one company is responsible for the whole result. With a build only contract, you appoint the designer yourself and we build to their drawings. We do both.
Can You Work With My Own Architect or Interior Designer?
Yes. We build to their drawings and coordinate with them on site, as we did with FAWN on the Cotswolds project.
Do You Handle Planning Permission & the Licence to Alter?
Yes. Planning, listed building consent, the Licence to Alter and building management approval are prepared, submitted and granted before work starts.
Can You Furnish the Property as Well?
Yes. For turnkey projects we furnish the property too, so it is ready to live in or let on the day of handover.
How Much Does a Design & Build Project Cost?
Every project is priced from a site visit and the scope. Our projects have ranged from £30,000 to £600,000, and you get a detailed quotation with a full breakdown before committing to anything.
