The Cotswolds Brief
The client wanted to modernise a Cotswolds country house and its guest house while keeping some of their traditional character, built to a design by FAWN. Three priorities:
Air Conditioning
Ducted air conditioning through the main house and the guest house.
Underfloor Heating
Underfloor heating throughout the ground floor.
Character
Modern systems and finishes, with traditional design elements kept where they matter.
Cotswolds Project Overview
A full internal refurbishment of a country house and guest house in the Cotswolds, built to a design by FAWN. Every system is new: electrics, plumbing, ducted air conditioning across both buildings and underfloor heating throughout the ground floor, with upgraded kitchen and bathrooms and new flooring and decoration.
The aim was to bring the house up to date without losing what makes it a country house, so traditional design elements were kept where FAWN's design called for them.

Repairing Leak Damage Before a Cotswolds Refurbishment
Before we started, the house suffered a major leak. The first phase became remedial work: stripping out what the water had damaged, drying the structure and making it sound, so the refurbishment could be built on a solid base rather than over hidden damage.
Ducted air conditioning in a traditional house means finding routes for ductwork that do not show. The runs were planned with the design so the ducts sit out of sight in both the main house and the guest house.
The Finished Project at Cotswolds
Every system in both buildings is new, the ground floor is warm underfoot, and the house keeps the traditional character the client wanted, finished to FAWN's design.
Handed over in April 2025.
“A leak turned up just before work was due to start and YPS dealt with it properly before moving on. They followed FAWN's design closely, kept the character of the house we love, and now the house and the guest house are comfortable in every season.”
