How We Plan Flooring Work
Flooring is the last trade before final fixtures, so nothing heavy crosses it once it is down.
At Melbury Court the floors were rebuilt with insulation over a new subfloor before the carpet and laminate went down. Over underfloor heating, the screed has to dry fully before timber is laid.

Flooring FAQs
Can You Lay Hardwood Over Underfloor Heating?
Yes, once the screed has fully dried. We did this throughout the flat at Phillimore Gardens.
Which Flooring Is Best for a Rental?
Laminate in the hallway and living areas with carpet in the bedrooms is hard wearing and easy to replace, which is what we used at Sheringham and Brent.
Do You Prepare the Subfloor?
Yes. Most flooring problems start underneath, so the subfloor, insulation and screed are put right before anything is laid.
