How We Run a Home Refurbishment in Central London
A good refurbishment is mostly invisible. The finishes are what people see, but what decides how a home performs for years to come is behind the walls: the wiring, the pipework, the heating, the insulation and the structure. On a full refurbishment we renew all of it.
Every project starts with a site visit and a detailed quotation that breaks down the cost of each element and the programme. We then handle the approvals. In Central London that usually means a Licence to Alter and building management approval for flats, and planning or listed building consent where the building or the area requires it.
On site, the work runs in a fixed order: strip out, structural changes, first fix services, ceilings and walls, then kitchens, bathrooms, joinery, decoration and floors. Each stage is checked before the next begins, so nothing is closed up with a problem behind it, and building control inspects as the work progresses.
We refurbish occupied homes as well as empty ones. If you are living in the property, the work is phased room by room so you keep a usable home throughout.
Who Our Home Refurbishments Are For
- Homeowners
- Modernising a dated flat or house.
- Families
- Who need more bedrooms or bathrooms from the same space, or more space through an extension or loft conversion.
- Landlords
- Preparing a property to let.
- Owners of Listed & Period Homes
- Who need the consents and the building handled with care.
What Our Residential Refurbishment Service Includes
-
Full Refurbishment
Strip out back to brick and rebuild: new electrics, plumbing, heating, ceilings, floors and finishes throughout. At Melbury Court every system behind the walls was renewed and the flat was rebuilt from five bedrooms to six.
Case studies Melbury Court, Fitzjames Avenue, Phillimore Gardens
-
Kitchens & Bathrooms
New kitchens, many made in our own workshop, and bathrooms taken back and finished with new tiling and sanitaryware. At Melbury Court two bathrooms and a WC became four full bathrooms. At Brent, all three bathrooms were renovated between tenancies.

-
Layout Changes & Structural Alterations
Moving walls to get more from the same floor area. A breakfast room became a sixth bedroom at Melbury Court, the kitchen moved into the old study at Phillimore Gardens, and at Queen's Gate the kitchen and dining room became one galley kitchen almost twice the length.

-
Extensions
Rear and side extensions that add space without moving house. We handle the design, the planning or permitted development checks, the structure, building control and the finish, so the new space matches the rest of the house.
-
Loft Conversions
Turning unused roof space into a bedroom, bathroom or office. Structure, stairs, insulation, fire safety and building control sign off, all under one contract and finished to the same standard as the rest of the home.
-
Listed & Period Properties
Listed buildings need consent for every change and a different way of working. We handle the consents, deal with damp at source before any finish goes on, and specify systems that respect the building: air conditioning with no outdoor unit and specialist damp proofing at Queen's Gate.

The trades behind every refurbishment, from air conditioning to flooring, each have their own page under Building Works.
Home Refurbishment FAQs
Can I Stay in My Home During the Refurbishment?
Often, yes. We can phase the work room by room, as we did at the St John's Wood flat. For a full strip out back to brick, most clients move out for the duration.
Do I Need a Licence to Alter for My Flat?
If you own a leasehold flat and the work affects the structure, layout or services, your lease will usually require the freeholder's consent. We check what your lease and building management require and handle the application.
Do You Work on Listed Buildings?
Yes. Queen's Gate is a Grade II listed building. We handle the consents and plan the work around the building's fabric.
Do I Need Planning Permission for an Extension or Loft Conversion?
Many house extensions and loft conversions fall under permitted development, but flats, listed buildings and conservation areas usually need planning permission. Building control approval is needed either way. We check what applies and make the applications for you.
How Long Does a Full Refurbishment Take?
It depends on the size of the property and the approvals needed. You get a programme with your quotation, and we work to it.
Can You Refurbish My Property While I Live Abroad?
Yes. Many of our clients live overseas. We run the whole project for you, with video calls and photo updates throughout.
