The St John's Wood Brief
The client wanted an older flat brought up to date, with lighting as the main change. Two priorities:
Lighting
A mix of spotlights and LED lighting, built into new dropped ceilings in every bedroom and the living room.
Storage
Bespoke wardrobes in the main bedroom, one with a built in TV.
St John's Wood Project Overview
A full refurbishment of an older flat in St John's Wood: new ceilings, LED spotlights in every room, a refurbished bathroom, electrical upgrades, new flooring and a complete redecoration.
The ceilings and lighting made the biggest difference. The new dropped ceilings carry both recessed spotlights and LED lighting, so every room can be bright or soft as needed.

Refurbishing a St John's Wood Flat With the Client Living In
The client lived in the flat throughout the works, which made this the hardest part of the job. Not causing a nuisance came first, so we divided the work by room and by stage and the client was never left without the space they needed.
The wiring for the spotlights had to be in before the new ceilings went up, so the electricians and ceiling fixers were sequenced room by room across the flat. Replacing ceilings also means dust in every room, so the bathroom and flooring trades were programmed around it to keep finished work protected.
Approvals for St John's Wood
- Licence to Alter & Building Management
- The works needed the freeholder's consent. We prepared and submitted the Licence to Alter for the client and had it granted before work started.
- Building Control
- All works were inspected and signed off by building control, and the completion certificate was issued at handover.
The Finished Project at St John's Wood
Every room is brighter and feels larger than it did with the old fittings. The bathroom is new, the flooring is new throughout, the main bedroom has bespoke wardrobes, and the redecoration ties it together.

“Same flat, completely different feel. The new ceilings and lighting changed everything. I lived there the whole time and they planned the work room by room, so it never felt like living on a building site. Quick, tidy and exactly what was quoted, and the wardrobes are beautiful.”
