The Mayfair Brief
The client wanted a modern two bedroom flat that still felt right for a Mayfair address, delivered while they lived abroad.
Mayfair Project Overview
The flat came to us dated and tired. We stripped it back, made structural alterations, rewired and replumbed throughout, and fitted a new kitchen and bathroom. Every room has joinery made in our Park Royal workshop, and the living room is built around an onyx feature wall.
The client was abroad for the entire build and only saw the flat again at handover.

Running a Mayfair Refurbishment With the Owner Abroad
With the client overseas, there were no site meetings. Before starting we agreed how the project would run: a video walkthrough at every stage, written progress reports, and every material and finish signed off remotely before it was ordered. It meant getting things right first time.
The flat sits in a managed building, so working hours, deliveries and access were fixed in advance with building management.
Approvals for Mayfair
- Licence to Alter & Building Management
- The structural alterations needed the freeholder's consent. We secured the Licence to Alter before work began and agreed working hours and deliveries with building management.
- Building Control
- All works were inspected and signed off by building control, and the completion certificate was issued at handover.

The joinery in every room was made by Yasmeen Joinery in Park Royal and installed to the same finish as the onyx wall.

The client came back to a finished flat, ready to move into, built to the specification agreed at the start.
