The Sheringham Brief
The client wanted the flat refreshed quickly and cost effectively after a tenancy ended, with a clean finish that would let well. Two priorities:
Lighting
Apart from wall lights in the hallway and a pendant in the kitchen, the flat ran on lamps. It now has ceiling and wall lights throughout, and the bathroom spotlights have been replaced.
Turnaround
Back on the market quickly, at a sensible cost, without the finish looking like a quick job.
Sheringham Project Overview
A three bedroom flat in St John's Wood, refreshed between tenancies. There was no strip out and no change to the layout. The work went into what changes how a flat feels to live in: light, floors, decoration and the details people touch every day.
Every room now has its own ceiling and wall lights, every socket and switch has been changed to brushed brass, and the flooring is new throughout: laminate in the hallway and living room, carpet in the bedrooms.

Rewiring an Empty St John's Wood Flat Between Tenancies
Adding light to a flat that had almost none means new cable runs to every ceiling and wall point. The cables were chased in and the walls and ceilings made good before decoration, so the order on site was fixed: electrics, then plaster repairs, then paint, then floors.
With the flat empty between tenants, every week counted. The trades were programmed back to back so the flat could go straight back on the market.
Approvals for Sheringham
- Licence to Alter & Building Management
- We applied for the Licence to Alter before work started, and worked with building management and their inspector through to completion.
- Building Control
- All works were certified by building control, and the completion certificate was issued at handover.

The Finished Project at Sheringham
Light in every room, brushed brass fittings throughout, fresh decoration and new floors, completed in 10 days and within budget.
Handed over in October 2026, ready to let.
“We viewed a lot of flats in St John's Wood and this was the one we walked into and wanted straight away. It is bright, the floors are new and the brass switches make it feel like a proper home, not a rental. Everything worked from the day we moved in.”
